			<content:encoded><![CDATA[<p>VCU announced several building expansion plans this week.</p>
<p>The first set of buildings are centered around MCV at 12th and East Marshall Streets.</p>
<blockquote><p>The board of visitors gave final approval for the demolition of the art deco A.D. Williams Building, which will be replaced by the 12-story School of Medicine at the corner of 12th and E. Marshall streets. Interior demolition and asbestos abatement will begin next month, with the site expected to be cleared by October.</p></blockquote>
<p>Moreover, VCU received approval to build a new dorm and parking facility in the heart of the main campus.</p>
<blockquote><p>The new 459-bed residence hall and 218-space parking deck will be built on Grace Street property already cleared of structures and now used for parking. The two projects, expected to open in fall 2012, together will cost about $41 million and be financed using university funds.</p>
<p>The facilities will be built on the south side of West Grace between Laurel and Shafer streets. Only a small restaurant will remain between the residence hall and the deck.</p></blockquote>

			<content:encoded><![CDATA[<p>VCU has announced that it is going to build additional parking decks on the 400-500 blocks of West Grace Street, across the street from our <a href="http://www.vcuapartments.net/apartments/grace-and-monroe">Grace and Monroe apartments</a>.</p>
<blockquote><p>Virginia Commonwealth University plans to build two parking decks on West Grace Street just east of Belvidere Street.</p>
<p>The five-level decks with a total of 750 parking spaces are expected to be completed by the summer of 2011 at a cost of $15 million, said Brian J. Ohlinger, associate vice president for facilities management.</p></blockquote>
<p>We&#8217;re excited by this development, as it will put our <a href="http://www.vcuapartments.net/apartments/grace-and-monroe">Grace and Monroe apartments</a> effectively on campus, with these new parking decks bordering our property to the north and the new Schools of Business and Engineering just two blocks south.</p>

			<content:encoded><![CDATA[<p>Our recently-completed Smokehouse Lofts project was highlighted as one of the important developments in Shockoe Slip during 2009.</p>
<p>The report highlights:</p>
<blockquote><p>More than $860 million of residential and commercial development was completed or underway in 2009; $630 million of that was actually completed in 2009. Highlights include: MeadWestvaco (MWV) moving into their new world headquarters on the Riverfront, the grand opening of Richmond CenterStage, the transformation of the Miller &#038; Rhoads Department Store Building into the Hilton Garden Inn and Miller and Rhoads Condos, the completion of the first phase of the Downtown portion of the Virginia Capital rails, and lofts galore. Not bad, in one of the toughest economies since the depression.</p></blockquote>
